Where trust, creative design, and the land meet.
Bob & Christy Gramann – Designer-Builder Power Team
Guiding clients who value thoughtful design in California and Arizona through custom home journeys built on transparency, artistry, and absolute respect for the land.
40+ years of design-build mastery. One accountable team from first sketch to front door.
But between vision and reality lies a process most people dread: budget uncertainty, misaligned teams, decisions that strain relationships, builders who profit from problems instead of solving them.
Compass Design Build was created to change that.
We design and build under one roof, eliminating the friction, finger-pointing, and costly surprises that plague traditional projects. We anchor the client experience with clarity, communication, and the emotional intelligence that keeps couples aligned when the stakes are high.
Together, we've spent 40 years proving that building a custom home can be transparent, collaborative, and even enjoyable.
For homeowners ready to stop compromising and start building with confidence, Compass offers a different path.
73% of custom home projects exceed their original budget by more than 20%. Average timeline overruns stretch 6-12 months beyond initial estimates. Most homeowners hire designers and builders separately, then spend the project mediating between teams that blame each other when problems arise.
Builder markups on materials and subcontractors typically range from 25%-35%, costs passed silently to homeowners. Traditional builders profit when projects go over budget or timeline. The incentive structure is misaligned from day one.
Decision fatigue, conflicting visions, and feeling excluded from choices can potentially create friction through the process, even extending far beyond the build.
Why This Happens
The traditional design-build model is broken. Designers rarely face the consequences of unbuildable plans. Builders maximize profit through opacity. Homeowners are left managing conflict on all sides.
The Opportunity
When one team designs and builds with full transparency, couples stay aligned, budgets stay honest, and homes reflect how you actually live, not how a template says you should.

Bob Gramann has worked in every trade involved in home construction. He's dug footings, framed houses, installed roofing, and managed hundreds of employees across thousands of homes. He built and sold two painting companies before moving into high-end custom builds, including 26 luxury homes on the PGA West Golf Course in Palm Springs and ultra-luxury projects in Beverly Hills and Bel Air.
His background blends commercial art, architecture, and decades of hands-on building. Bob sees homes the way musicians hear songs, as layered compositions where negative space matters as much as filled space, where every element contributes to a greater whole.
He doesn't force houses onto land. He listens to topography, light, and flow, and designs homes that feel inevitable.
Christy Gramann spent decades in high-level sales, including leadership roles with a $23B global security company and a $37B+ global elevator & escalator company. With a degree in psychology, Christy brings clarity, communication, and the people skills that turn potential conflict between couples into collaboration. Christy understands the challenges of decision-making under pressure. Having been through several home remodels and custom builds as a mother of three herself (and survived it all!), she's seen firsthand how building a home can either strengthen or strain a relationship.
Christy’s expertise in client relations is intuitive and strategic. She helps couples blend differing visions, make faster decisions, and navigate the emotional complexity of creating something this personal.

Married for 38 years. Bob and Christy have known each other since they were four and five. Got engaged before their first kiss (fun story, ask them!). They've built multiple homes, raised three daughters, and learned that the process matters as much as the outcome.
Compass Design Build exists because they wanted to offer what they couldn't find: a design-build experience where transparency replaces fear, integrity drives every decision, and homes are built with purpose and absolute confidence.
Brilliant architecture fails when couples can't agree on the vision. The gap between concept and completion is where relationships strain and budgets break. Most of our energy goes toward building clarity, establishing trust, and ensuring everyone understands the why behind every decision.

Every home we build affects families. When couples build with confidence instead of fear, they create spaces that support the lives they want to live. When projects go over budget and timelines explode, families face financial strain and communication challenges.
Our job is to help homeowners step into the future without fear, and help couples see the custom home journey as something that brings them closer together, instead of dividing.
What if building your custom home felt collaborative, transparent and enjoyable? Imagine a home where:
Your vision comes to life exactly as you imagined it because one company designed it and built it, eliminating the translation gaps that plague traditional projects
Your budget stays honest and clear because you pay subcontractors directly, see every invoice, and never wonder if you're being overcharged
You and your partner stay aligned because someone with 38 years of marriage experience is helping you blend your visions diplomatically
The land shapes the design because rocks become features, slopes become advantages, and your home feels like it grew naturally from the earth
Decisions happen two steps ahead of deadlines because you're guided by experts who understand lead times, sequential scheduling and how decision making affects the overall timeline
The process strengthens your relationship instead of creating the friction and decision fatigue that can wear on couples and rob them of enjoying the process
Walking your completed home for the first time and feeling it's exactly what you wanted
Telling friends the story of how building was actually fun
Savings for your budget through intelligent, value engineered design choices you didn't even know were possible
Living in a space that supports your daily rhythms because someone took the time to understand how you move through life
Never second-guessing if your builder was honest with you
Becoming lifelong friends with the people who built your home
This isn't fantasy. This is what happens when transparency meets artistry, and couples work with a team that's been exactly where you are.
What Clients Say About Working with Compass:
Compass provided a practical solution to my roof issues which neither my structural engineer nor my architect could figure out. By getting rid of several valleys and ridges in my roof, Compass not only made it work, they simplified it and saved me $20K in roofing... all at no additional cost to me!
— C.T., San Diego, CA
We wanted to save certain large rocks on our property but weren't sure how to make the house fit on our narrow lot without removing them... Compass incorporated the rocks into the house and we love how the house is nestled in between!
— J. & S.C., Hidden Meadows, CA
During our remodel, reconfiguring the laundry room the way we wanted made access to a bedroom impossible, but Compass designed a circular bridge that tied seamlessly in with our new circular staircase to solve the issue. It's now one of our home's main focal points!
— B.M., Chino Hills, CA
Each project begins with a careful study of the land. The architecture then maximizes views, natural lighting and customer approved native materials as the finishing touch for a cohesive indoor-outdoor design.
You pay subcontractors directly. You see every invoice. Bob charges a flat monthly builder fee with no markups. Major costs (foundation, steel, windows, framing) are bid upfront. Everything else is estimated per square foot with flexibility for you to adjust. The incentive structure is aligned. We succeed when you succeed, not when the project goes over budget.
Not only have we worked through this exact concern ourselves, we’ve assisted dozens of couples navigating this challenge. Together, we help you blend differing visions diplomatically. Bob approaches life with his heart (the artist). Christy approaches life with her head (the strategist). We speak both languages and help you hear each other. That's how visions get blended instead of compromised.
Most builders profit from budget overruns and timeline delays. They mark up subcontractors 25%-35% and benefit when projects go wrong. We pulled the rug out from that entire system. You're in control. We're accountable. And our reputation is built on clients who come back for second homes or refer their friends.
That's exactly where Bob thrives. He's built on sites other builders called "unbuildable." Rocks become free foundations. Slopes become design advantages. Challenging topography creates unique homes that feel rooted to the land. What others see as obstacles, Bob sees as opportunities.

You're building something that matters. Maybe you're leaving California for Arizona and want a custom home that reflects the life you've always imagined. Maybe you've found land in San Diego with challenging topography that other builders dismissed. Maybe you’re in Prescott or Scottsdale ready to design a home that harmonizes with the desert landscape rather than being forced upon it.
You know custom building is a significant investment. You've heard the horror stories about budget overruns, timeline delays, and builders who disappear when problems arise. You want to move forward, but you need someone who understands what it's like to invest in a home that becomes your legacy.
